How should I publish a novel?

I want to write a novel based of the video game "Silent Hill 2." It is nothing like the movie and it has a very dark, profound story line with in depth characters and symbolism. I'm a huge fan of the series and was wondering how I would be able to publish this. I haven't started officially writing, but I have many ideas that are true to the series. I know I would need permission from the company who created it, but how would I do all of this? I also don't want it to look like another "book based on a video game." The story is fantastic and I really want it to be viewed as a standalone story. Thanks for listening!
